Testing For Gas Leaks In The Home – One home inspection item that consistently causes home buyers to “weird” more than anything else is gas leaks. Believe it or not, small gas leaks are common in older homes, and they’re usually easy for a plumber to fix. Today I will share the most common places for gas leaks and my home inspection techniques for finding gas leaks in older Minneapolis and St. Paul homes.

The most common place for gas leaks for me is at the gas valve. Older style gas valves that are no longer approved today are often referred to as lube valves or plug valves. If you have a truth-in-housing appraisal done in Minneapolis and the appraiser marks an “old gas valve” or an “unapproved gas valve,” that’s what they’re referring to.

This valve is easily identified by the nut or spring on the valve around the handle; Newer gas valves do not have this. I would estimate that I find one out of every five leaks from these valves. Gate valves, which should only be used for water, are also common offenders.

Knowing The Dangers Of Gas & Co Leaks

Repair is always simple – replace the valve. In Minneapolis, if an appliance served by a faulty valve is replaced, the valve must be replaced at the same time.

The second most common place for gas leaks is in the unions. A gas union is a fitting that provides a disconnection point for a gas appliance. If the union is not tightened enough, it will leak. Notice the bubbles in the bottom union? It’s a small gas leak.

Flare fitting is the last common culprit. Here in Minnesota, soft copper gas tubing is allowed almost anywhere, but it takes a bit more skill to properly install soft copper than other types of gas piping. For a flare fitting, copper tubing is flared at the end and attached to a flare nut. If this connection is bent or not tight enough, it will leak. For the record, the nut below is not the right type of nut for the gas line… but I had it sitting in my parts drawer while writing this blog.

To find these gas leaks, you can usually rely on your nose. If I smell a gas leak and no one is around, I run around the fitting with my nose above the gas line. This is a quick way to find out exactly where the leak is coming from. The only problem with this method is that I look very silly doing it. When I’m doing a home inspection and my clients are with me, I use a combustible gas detector.

The only problem with using flammable gas detectors is that they are ridiculously sensitive, and they often give false positives. For example, if there is fresh pipe dope in the fitting, the gas detector will go off. When a leak is detected with a flammable gas detector, it needs to be confirmed using a gas leak detection solution; It’s a liquid that does the same thing as dish soap – it bubbles up if there’s a leak. To make it easier for the repair guy behind me, I also mark the location of the leak with orange electrical tape, and with an arrow showing where the leak is, I write “gas leak” on the tape.

Even if you don’t hear escaping gas or if you don’t smell propane, check for bubbles from the propane cylinder valve to where the hose is connected to the appliance.
