An official property appraisal is usually carried out at the request of the buyer’s bank when they are looking to buy a property. But what if you want to know the value of your home?
A Comprehensive Guide To Property Valuation In Dubai
Normally produced as a report, an official property valuation will cost around AED4,000 and include information about the property – taxes, land and building size, physical details about the condition of the property housing, details on any immediate issues that may need addressing – as well as information on comparative sales in the area.
1. To understand the value in your property. Even if you’re not looking to sell, knowing the value of your property can influence other business and personal decisions.
2. To guide your investment/buy/sell decisions. People always seek qualified financial advice when making investment decisions. Understanding the value of your assets is a vital part of this. Can you take on the equity of your property? Can you put it up as collateral?
3. For an objective assessment. A rating will not be the opinion of a broker, they are biased. It will collect independent third-party evidence so you can see the basis of the assessment yourself.

4. Personal attachment can cloud judgment. Everyone forms emotional attachments to the homes they live in or a property they want to buy, which can affect how much they believe they are worth. An independent assessment can provide some clarity and prevent unrealistic expectations. If you’re selling, an appraisal can provide a good idea of what you can realistically expect to sell for – it may in some cases be more than you think it’s worth.

The United Arab Emirates (UAE) is a multiracial society with a diverse housing and real estate market potential. This study focused on user perceptions of available and affordable private housing designs in Dubai, Sharjah and Ajman, which are the most populous states (emirates) of the UAE. A literature review and case studies of low- to mid-rise residential buildings were used to determine the parameters that define affordable housing design, and a model of 7 design segments (independent variables) was developed with 39 dependent variables. The model consists of a matrix of 39 design variables, in which each variable is set up in a survey instrument with a Likert scale to assess the levels of user satisfaction with the designs of their respective buildings. The questionnaires were distributed among the residents of several buildings in different locations in the Emirates. This study found that 16 abnormal design factors failed to satisfy users. It is likely that the results of this study will provide a plan for dialogue between regional building designers and end users to improve the designs of new buildings. The resulting design evaluation matrix can be used for the analysis of residential buildings in other parts of the Gulf Cooperation Council region.
The United Arab Emirates (UAE) is an important member of the Gulf Cooperation Council (GCC). It is a unique country because of its multinational and harmonious culture. It is home to people from 180 countries, and this fact is a driving force for the growth of its economic and real estate markets . Many countries have recorded slow or negative economic growth due to the COVID-19 pandemic; however, the UAE has seen steady growth. In general, people from neighboring Asian countries consider it a safe and secure option for investment . Steady economic growth and development always increase the demand for comfortable living and working environments . The multicultural society of the United Arab Emirates and the inflows of population place high demands on different types of accommodation and design solutions. Dubai is a major city in the UAE and sets standards and trends for economic growth. Statistics show that during 2020, the real estate market had a supply of 690, 498 housing units (apartments and villas) in Dubai alone, while the overall growth in housing demand in the United Arab Emirates is of about 50,000-60,000 housing units for each. year . Rising costs of materials and construction and global slowdowns are affecting housing affordability. Affordability is a term for affordable housing or social housing introduced to define the type of housing intended for the less popular sections of the population [5, 6]. In the United Kingdom and some other European countries, affordable housing refers to housing for specific income groups, defined by the national government. The affordability threshold varies from region to region, but affordable housing is generally classified as residences for low- to middle-income groups of society . In developing countries, the concept of affordable housing is defined as basic houses for the economically weaker sectors, or affordable houses for low-income groups . The US Federal Department of Housing and Urban Development (HUD) has provided a comprehensive definition of affordable housing. It defines “affordable housing” as a house rented, or mortgaged, for 25-30% of the resident’s monthly income .
The rule of thumb is that housing is affordable if low-income households spend less than 30% of their income on housing. Therefore, mass housing projects are affordable, as long as they meet the affordability criteria/requirements . The concept of “Grow Home” is equated with affordable housing. Initially, the concept was established to encourage families to have their own home . Livable and pleasant housing is a fundamental requirement for people. Two factors are important to make housing affordable for most people. First, it should not be luxury; second, it must not be used for a commercial activity .
Dubai’s Home Sales Smash Record On Higher Local, Russian Demand
A higher demand for housing continuously challenges designers to create optimal design. New and untested design initiatives usually result in many different maintenance problems, and designers do not always identify these factors at the design stage. However, users of such designs usually understand the shortcomings of the design process [13, 14]. Building houses is a complex design process that results from layer-by-layer information on building components. Each building component must be designed with the future in mind and an understanding of its relationship with other building components . Housing design includes urban planning, social aspects of technology, environmental considerations, and other issues related to development. A basic house should allow couples to build their families and secure housing. A basic residence must have habitable spaces to allow users to perform established functions, such as living rooms, dining rooms, kitchens, bathrooms, bedrooms or utility rooms, space conditioning, window arrangements and accessibility .
Deficient, untested designs of building components can cause problems and deterioration and thus reduce the functionality of the foreseen design . Building design elements that cause defects and require frequent maintenance do not only affect residential units; the whole project can be disregarded in the real estate market. This phenomenon results in dissatisfaction among the occupants .
As in other fields of engineering, the design stage of built environment projects is critical to the success of a product. Imprecise communication between stakeholders, such as designers, clients and builders, is a major reason for deficient design . Information about intended use and user behavior is important at the design stage; the designer often relies on simulations, which are not the real perceptions of real users.
